General  Information

Danbury Mill HOA Pool, Cabana, and Tennis Court Rules:

  • Pool Hours: Dawn to Dusk
  • Tennis court and cabana hours: 7AM - 10PM
  • No food or beverages in the pool or on the pool wet deck. Commercially bottled water in plastic bottles is allowed on the pool's wet deck for patron hydration.
  • No glass or animals inside the fenced pool, cabana, or tennis court area (or 50 feet from unfenced pool)
  • No alcoholic beverages or smoking at anytime.
  • Shower before entering pool.
  • Do not swallow the pool water.
  • Bathing load: 28 people
  • Guests must be accompanied by an adult resident limited to six (6) per household.
  • Pool and cabana cannot be used for a party without a reservation.
  • All children under 16 must be accompanied by an adult resident at least 21 years of age while in the pool, cabana, or tennis courts.
  • No lifeguard on duty - Swim at your own risk!
  • Pool maximum depth: 6 1/2 feet
  • No diving!
Pool Keys - Only one (1) pool key will be issued per unit/lot. We suggest you keep it in a central location accessible by all family members.  Do not give your pool key to friends or nonresidents. The pool is for the enjoyment of the homeowners and their families. It is the responsibility of the homeowner to turnover the pool key to the new homeowner when the home is sold. If you are renting your home, it is the responsibility of the homeowner to provide the pool key for your tenant.  Replacement fee for lost key is $50.00. 

Cabana Rental  -  The  Pool  and/or  Cabana  area  may not  be  used  for  a  private party without a reservation. You must register with Empire Management Group. It may be reserved for a period of three hours only between the hours of 3:00 PM and 9:00 PM.  No reservations are allowed during Holidays or Holiday weekends, including Mothers Day & Fathers Day. A $50.00 non-refundable user fee and $100 refundable deposit must be paid with the reservation. If there is no damage or any violation of the rules related to the rental the refundable deposit will be returned. In respect to the other residents using the area during the rental period, we are limiting the number of people for the event to a total of (20) twenty adults and children.   Remind your guests that there is no parking at any time in front of the pool and cabana in the painted yellow area. Parking in Danbury Mill is strictly enforced. There is no overnight parking on the streets between 1:00 a.m. and 7:00 a.m. Your vehicle will be towed. Contact C & J Towing at (407) 260-2038, if your vehicle is towed. Parking on any portion of the grass or on the islands is also a violation. These restrictions apply to anyone who happens to be on Danbury Mill Property, owners, tenants, visitors etc.,  so please notify any guests.  If  your  home is rented, it is  your responsibility to inform your tenant of the deed restrictions.

Trash Pickup Days - Garbage on Monday & Thursday;  Recycling  on Thursday; Yard Waste on Wednesday. Collections are made on all Holidays that fall on our assigned days, except for Thanksgiving, Christmas. and New Years Day.  Please place your items at the street the night before for pickup unless you are a very early riser. Empty containers should be removed from the street as soon as possible after pickup and stored out of view.

Yard Maintenance - Danbury Mill restrictions require that all yards are to be mowed and maintained in a clean and orderly condition and free from overgrown shrubs and weeds. Yard maintenance not only requires consistent mowing, but also watering, trimming, weeding, mulching, edging, etc.

Home Maintenance -  Vinyl siding requires cleaning at least once a year to keep it free of mold and mildew.  It should be pressure-washed  along with the driveways and walkways. the roof should also be cleaned when needed.  Most homeowners are doing a great job of keeping their property up and adding to the overall beauty of the neighborhood.  Thank you for your help and support on this.

Cats and Dogs - Pets must be leashed when off the owner’s private property and are not permitted to run free. It is also the homeowner’s responsibility to clean up after their pets. This pertains to a neighbor's yard, as well as all common areas and private property. The animal owner is solely responsible for clean up. Read Seminole County Animal Services here... IT"S THE LAW! Children Playing - When playing in the street and cul-de-sacs children must be careful with oncoming traffic. It is up to the parents to supervise the children to make sure they don’t run into moving vehicles. Portable basketball hoops must be stored out of sight when not in use and never left unattended in the street.

Posted Signs - Please note that posting signs for contractors are not permitted in our community, except with written permission of the Association. A contractor may post a sign when they are working on your property, but it must be removed when the work is done for that day.

Open Garages - Please be a good neighbor and keep them closed when you are not entering or exiting. Aside from esthetics, it is an open invitation for theft. Open doors have  caused problems in the past by making it easy for someone to cruise the area looking for items to take from the open garages.
